April Housing is extending affordability at a Florida property for at least 30 years.
The closing of the resyndication deal marks the firm’s first South Florida location, according to officials.
Built in 2004, the Miami-Dade County community features 164 units across eight garden- and townhouse-style buildings. As part of the funding, nearly $15 million in renovations is planned for all units, the clubhouse, and other shared community spaces at Bonita Pointe Apartments.
“This marks the first closing of a strong pipeline of preservation efforts across South Florida,” said Perica Bell, head of preservation at April Housing. “We’re pleased to partner with the Housing Finance Authority of Miami-Dade County as we expand our resyndication program in the region where we already have a significant affordable housing presence. Through this effort, residents will benefit from meaningful improvements to their homes and the broader community.”
Residents will benefit from renovated kitchens, Energy Star appliances, water-efficient fixtures, and energy-efficient windows, water heaters, and HVAC units. In addition, storm and climate-resilient enhancements and building water-proofing improvements are planned.
Common areas will also be renovated and upgraded, according to April Housing, Blackstone Real Estate’s affordable housing portfolio company.

This transaction is April Housing’s second resyndication project in Florida, following the recent preservation of affordability at an Orlando community, where comprehensive renovations are underway. The company is actively pursuing additional resyndication opportunities across its portfolio in Florida and the United States. Since the launch of the resyndication program in 2024, April Housing has preserved more than 3,000 affordable housing units nationwide.
