The first residents have moved into a new 33-unit permanent supportive housing development in Claremont, California.
Developed by Jamboree Housing, Larkin Place provides affordable housing with wraparound services for individuals who were formerly homeless.
“Having a safe place to live has changed my life in ways that are hard to put into words,” said resident Jerry Dixon. “When you have stability again, you can start thinking about the future.”
Designed by KFA Architecture, Larkin Place provides studio and one-bedroom apartments for residents earning up to 30% of the area median income. Units have project-based vouchers (PBVs) that allow residents to pay a portion of their rent, based on 30% of their income, not to exceed $852 per month.
“Increasing our region’s affordable housing supply is one of my top priorities in Congress,” said Rep. Judy Chu. “That’s why I was proud to secure $3 million in federal funding for Larkin Place, which will provide 32 units of permanent supportive housing to help ensure members of our community have the stability and services needed to rebuild their lives.”
Chu secured the funding through the San Gabriel Valley Regional Housing Trust and has helped deliver $8.25 million in congressional Community Project Funding for the Regional Housing Trust since fiscal 2022 to support housing solutions across the San Gabriel Valley.
The approximately $22.7 million development is financed through a mix of public and private entities, including the Los Angeles County Development Authority, which provided 32 PBVs and a $4.7 million permanent loan.
U.S. Bancorp Impact Finance provided a $13 million construction loan, $10.7 million in low-income housing tax credit equity, and $82,792 in solar credit equity. Century Housing provided a $4.7 million permanent loan and a $1 million acquisition loan. The Federal Home Loan Bank of San Francisco provided $480,000 through its Affordable Housing Program.
